PRIVATE renters across Wyre Forest can now benefit from stronger protections following the introduction of the Renters’ Rights Act.
For years, many private tenants have lived with uncertainty, often fearing eviction at short notice.
One of the most controversial measures, the Section 21 ‘no fault’ eviction, allowed landlords to end tenancies without giving a reason, forcing families to uproot their lives and sometimes putting them at risk of homelessness. Landlords must now follow specific legal grounds to regain possession.
The legislation aims to give tenants greater confidence and security while creating a fairer renting system with clearer rights and responsibilities for both tenants and landlords.
It also makes it easier for tenants to challenge unfair treatment without fear of retaliation.

Locally, advisers at Citizens Advice Wyre Forest are also encouraging landlords to learn more about how the changes affect them, especially as by May 31, 2026, landlords must provide all existing tenants with the official Renters’ Rights Act Information Sheet.
Failure to do so can result in a £7,000 fine so a copy must be given to every tenant named on the tenancy agreement.
Additionally, landlords cannot ‘unreasonably’ refuse a tenant’s request to keep a pet, though landlords can require tenants to maintain insurance for potential damage.
Other amendments include ensuring landlords must advertise a set rent and cannot invite or accept offers above that price and rent can only be increased once per year via the formal Section 13 process, requiring two months’ notice. Landlords are also now prohibited from requesting or accepting more than one month’s rent in advance.
The Decent Homes Standard now applies to the private sector.
Under Awaab’s Law, landlords must also meet strict legal timeframes to investigate and repair serious hazards like damp and mould.
