Plans lodged for 48 homes on old Kidderminster apartment site

PLANS have been lodged to build 48 homes on the site of former apartment buildings in Kidderminster.

Wyre Forest District Council has received a planning application to build the homes across two sites on Dunclent Crescent and Borrington Avenue.

The application will also cover landscaping, parking and access to the sites.

Prior approval was granted to demolish the four three-storey apartment blocks last June.

The proposal incorporates two parcels of land, one with 31 homes and the second with a further 17.

Parcel A has an area of 0.6ha, while parcel B is 0.2ha.




Each parcel of land will have its own access.

There will be a mix of 22 houses and 26 flats on the site.


Of the housing mix, 11 will have two-bedrooms, nine will have three-bedrooms, and two will have four bedrooms.

There would also be 11 one-bedroom flats and 15 two-bedroom flats.

Each house will be provided with two car parking spaces, while the apartments will get one space each.

Planning documents said: “The proposal delivers much-needed affordable housing, contributing to Kidderminster’s housing needs in line with the Government’s housing supply objectives.

“The proposed development delivers substantial benefits, including the re-use of a brownfield site, provision of a diverse housing mix, improved visual appeal through high-quality design, and the creation of new employment opportunities.

“These key elements advance housing diversity, foster community support for people in need, and promote sustainable growth, all of which align with the core objectives of sustainable development.

“The significant benefits of this proposal clearly outweigh any identified minor policy deviations or potential impacts.

“Should any impacts be identified during the officers’ assessment, the aforementioned benefits provide a compelling justification for granting approval.”

A public consultation was held in March, with overall feedback being positive.

Many people who attended a consultation event at St Chad’s Church felt the proposal was an improvement on the previous flats, which had recently been demolished.

Comments on the Wyre Forest District Council planning portal are also largely supportive of the proposal, despite some concerns about parking.
